CARPORTS

Storage Cupboards - Maintenance

· Upper Cupboards:- The upper cupboards are part of the original construction of the carports and, as such, their maintenance is the responsibility of the Mutual. Painting is done on a regular schedule, sometimes with the painting of the walls and ceilings. However, any changes that have been made to the original cupboard, such as additional doors, or changes in the doors (e.g. floor to ceiling doors) puts the responsibility for maintenance and repair on the resident with the exception of periodic painting by the Mutual.

· Lower Cupboards:- Any lower cupboards which have been installed will be painted at the expense of the mutual with the painting of the upper cupboards. However, maintenance is the responsibility of the resident. Repair of damage resulting from a car striking the lower cupboards and any additional painting required, shall be completed as soon as possible, in a workmanlike manner, at the expense of the resident.

Storage Cupboards - Use

· Upper Cupboards:- The hook which was installed at the time of construction on the inside bottom corner of the upper right hand door should always be inserted into the eye on the inside frame of the right hand door when closing the cupboard so that the door will hang flush when closed. The Mutual will mount a closing device on the outside of the upper left hand door which residents should then use to keep that door flush.

· Lower Cupboards:- The resident shall maintain the lower cupboard doors so that the doors will be held flush when closed. If the resident is not willing to maintain the lower cupboard the resident may have it removed and the exposed wall painted, at the expense of the resident.

· Unenclosed lower area:- Any unit owner who is assigned a carport with an unenclosed lower area may file an application with the Board to have the area enclosed to create a lower cupboard, constructed of materials and paint comparable to that used in the upper cupboards. An Application for Building Modification can be obtained from and filed with our Mutual Assistant for consideration by the Board. If approved by the Board, construction shall be at the expense of the resident, and shall include latches to keep the doors flush when closed.

Storage in the Open Carport Area

· Storage of only a car, a golf cart, a bicycle and/or tricycle in the open area of the carports is allowed. Any other items, including but not limited to tires, other parts of cars and parts of golf carts must be stored inside the cupboards or removed from the carports. No storage cabinets or devices other than the cupboards mentioned above, may be constructed or maintained in the carports. Any non conforming structures must be removed.

Carport Electrical Connections

· Any unit owner may file an application with the Board to have an electrical line installed in the unit owner's carport to use for charging golf cart batteries. An Application for Building Modification can be obtained from and filed with our Mutual Assistant. If approved by the Board, installation shall be made by PPD or another Licensed electrician, at the expense of the unit owner. No other electrical line installation or use is acceptable.

Curb Stops

· Any unit owner who feels a need for a device to help stop their car before it strikes the cupboards may . file an application with the Board to install a standard concrete or recycled plastic curb stop, about 8" wide by 5" tall by 6' long, to be attached to the concrete floor. This is the only acceptable device. An Application for Building Modification can be obtained from and filed with our Mutual Assistant. If approved by the Board, the installation will be by Physical Properties Department (PPD) or another qualified contractor, at the expense of the unit owner. The maintenance of the curb stop is the responsibility of the unit owner and if it is damaged, broken or detached, it must be removed or replaced, at the expense of the unit owner.

Car Fluid Leaks

· A properly maintained car should not leak any fluids other than condensed water from the air conditioner and tail pipe. Residents must have cars leaking other fluids corrected by a mechanic, and then clean the carport floor of oil and other fluids at the expense of the resident. The Mutual will clean all of the carports on a regular basis which should take care of minor leaks, but will send residents a bill for cleaning severe and continuing leaks. Auto parts stores sell a metal drip pan, about 2' by 3', designed to catch leaking fluids. The Mutual will not object to the resident installing such a pan at the expense and risk of the resident, who shall clean the pan as needed.

GARAGES & CARPORTS

Golf Cart Battery Failures

· If a golf cart battery leaks, the owner of the cart shall request a cleaning of the spill by PPD as soon as possible, which shall be at the expense of the owner of the golf cart.

Car & Golf Cart Maintenance

· The BYLAWS, Council of Unit Owners of Mutual 14 Condominium of Rossmoor Inc., Article IX, Use Restrictions, Section (g), states: "except as herein elsewhere provided for, no junk vehicle or other vehicle on which current registration plates are not displayed, trailer, truck, camper, camp truck, houses trailer, boat or the like shall be kept upon any of the general common elements, nor shall the repair or extraordinary maintenance of automobiles or other vehicles be carried out on any of the common elements or within or upon any condominium unit."

PLAZA HOME GARAGES & DRIVEWAYS

Garage Doors

· Damage to a garage door resulting from being struck by a vehicle shall be repaired as soon as possible, in a workmanlike manner, at the expense of the resident.

Driveways

· A properly maintained car should not leak any fluids other than condensed water from the air conditioner and tail pipe. Residents must have cars leaking other fluids corrected by a mechanic, and then clean the driveway of oil and other fluids at the expense of the resident.
