Move-In/Move Out Information
ALL UNITS (Houses & Apartments)
Informing the Mutual - As soon as a moving date is established, please telephone our Mutual Assistant, and give her the information. She in turn will notify the Main Gate, the President of the Mutual as well as the Building Representative responsible for being informed about the unit involved.
Time of day for Moving and Deliveries- Moving and any deliveries must be scheduled between 7 a.m. and 7 p.m. Monday through Saturday. There is a Leisure World Rule which establishes this schedule, and no delivery or moving trucks will be allowed through the community gates except at these times. (In an emergency or "special" situation call the Security Office in advance at 301 598 1355.)
Responsibility of unit owners for damage to mutual property caused by employees of unit owner.
The Rules of Mutual 14 state:
- Sec. 13.01
Assessments and Penalties
(a) If the Mutual incurs any expense (i) in taking remedial action under Section 12.01, or (ii) on account of the disregard or violation of any rule by any resident (or a guest for whom the resident is responsible), or (iii) in taking action that a resident is required [to but] fails to take, the Board may charge the amount of the expense against the owner of the unit in which the resident responsible for the violation or failure resided at the time of such violation or failure.
(b) A bill for expenses referred to in paragraph (a), or a cash penalty determined by the Board, shall be payable at the next due date for the payment of monthly carrying charges in the Mutual, unless the Board specifies a different payment date for a particular bill or cash penalty. Any such amount not paid on time shall constitute the equivalent of a delinquent assessment to the provisions of Article VIII of the bylaws.
- Sec. 12.01
Remedial Action by the Board - The Board may revoke any permission, approval, exception, or privilege it or any Mutual committee has provided under these rules if it finds that such action is necessary to maintain good order within the Mutual or otherwise safeguard the interests of the Mutual or the welfare of its residents. The Board may instruct the General Manager or a contractor to remove or alter any objects of property placed or maintained on the common elements in violation of these rules or the bylaws. The Board shall provide reasonable notice to affected residents of action to be taken under this section.
ALL APARTMENT UNITS
Employees, Family Members & Friends of Unit Resident - Any debris other than ordinary household waste resulting from work performed by an employee is NOT to be discarded in the Trash Room. Ask the employee to take all rubbish with him.
Cartons - All cartons should be KNOCKED DOWN before placing in the dumpster or trash room.
Packing Material - Newsprint used in packing can be flattened, folded and put in paper bags to be picked up in the newspaper collection.
APARTMENTS ON 2ND & 3RD FLOORS
Elevator Use - In order to control the elevator while moving in or out, the resident must obtain an elevator key from the Physical Property Department (PPD). This will require leaving a $10.00 check as security at that office, and the check will be returned when the key is returned. The elevator lobbies may be used for staging a reasonable amount of furnishings to be loaded on or off the elevator. The elevator should be released at all other times for use by other residents of the building.
Please also be aware that should there be any damage to the elevator or the lobbies by your moving company, you, the resident, are responsible for all repairs. (See Rules of Mutual 14, above.)

Moving Out Procedure: It is the responsibility of the resident to arrange a special pick up of any excessive amounts of discarded material.
