WHO PAYS FOR INSTALLATION, REPAIR AND REPLACEMENT SERVICES (July 1, 1999)

 

The various services    which may be required are listed below in alphabetical order, by item. This document is intended to carry out the policies and procedures established by the Mutual pertaining to "Who Pays", but its final application and interpretation is reserved to the Board of Directors.

The term "resident" in this document refers to the owner of a unit and, also, the resident and the owner of a rental unit.

The term "inside of a unit" in this document means within the perimeter walls of a unit and outside of the interior partitions of the unit. Services for repairs and replacements inside of a unit are normally the responsibility of the resident. Services for repairs and replacements inside of the walls and inside of the interior partitions of the unit are normally the responsibility of the Mutual.

NON-EMERGENCY SERVICES

Those services followed by (R) are to be paid by the resident or unit owner. Any work ordered from the Physical Properties Department by a resident or unit owner will be paid by the resident or unit owner. Call Physical Properties Department during normal business hours at 301-598-1500 or your own repair company.

Those services followed by (M) will be paid by the Mutual, provided the resident or unit owner first contacts the Board Secretary in the Administration Department and has the request to the Physical Properties Department originate from our Mutual Assistant and not from the resident or unit owner.

Those services followed by (M/R) will be paid by the Mutual or the resident depending on the circumstances involved.

However, any damage, repair or replacement required because of the negligence of a resident, his or her agent, guest, employee or other relationship, will be repaired at the expense of the resident.

EMERGENCY ONLY PROCEDURE

In the event of an emergency, which is defined as an event in which injury to a person or damage to, or destruction of, property is imminent, during normal business hours, call the Physical Properties Department at 301-598-1500. After normal business hours and on holidays and weekends, call the Main Gate at 301-598-1044. If the service required would normally be paid by the Mutual, then after the crisis is under control, call our Mutual Assistant to report the details of the incident.

DAMAGE

Damage resulting from pipe breakage, water backup, water overflow, fire or smoke inside of a unit will be charged to the resident of the unit where the pipe breakage, water backup, water overflow, fire or smoke originated.

INSURANCE CLAIMS

Claims under the insurance policies of Leisure World and the insurance policies of the residents sustaining damage may pay for all damage except the deductible under the residents' policies, which will be paid by the residents involved.

Therefore, residents must coordinate their insurance claims with the insurance administration personnel at the Physical Properties Department of Leisure World, at 301-598-1500, for settlement between the residents involved, the insurance carriers for Leisure World and the insurance carriers for each resident involved. Failure to do so may result in a loss to the residents involved.
