INFORMATION & REMINDERS
WINTER
To get your unit ready for winter:
- Replace the air conditioner filter with a new one.
- Place the filter in a plastic bag, return it to its normal place. This will help reduce drafts from the air conditioner grill and save heat.
- Turn the air conditioner switch to OFF
IMPORTANT
Once the filter is covered with plastic, DO NOT turn on the house fan.
Also: DO NOT turn on the air conditioner when the heat is on.
SUMMER

- Please be certain to turn OFF the heat before you turn on the Air conditioner.
- Air Conditioner Preparations
- If you have placed the air conditioner filter in a plastic bag, now is the time to remove it.
- If the filter is dirty, it should be replaced before the start of the season.

BALCONY STORAGE
Some of our residents may have forgotten or may not be cognizant of the rule against using balconies and patios for storage. Article IX, Section 3, Prohibited Uses and Nuisances, part l of our By-Laws begins: "nothing shall be stored upon any balcony or patio, ..." Please follow these rules to avoid Board's sanctions.

DIRECT CONDOMINIUM FEE PAYMENT
Ask your bank to pay your Condo Fee by Direct Deposit from your checking account.
- You will save money:
- By not having to pay for a check transaction or processing fee·
- By not having to go to the bank in bad weather.
- By not standing in a bank line.
- By not having to pay the postage to mail your check.
- By not having to worry about your payment when you are away.
- The Mutual will save money:
- By not having to pay a processing fee.
- By not having to call you or send you a letter to remind you of your payment.
- How to make these arrangements:
- Go to the Administration Office in Leisure World and see someone in Accounting.
- Fill out the form
- Bring a check from your checkbook and mark it ‘VOID’ (Mark it void in your check register)
- Bring your Leisure World Identification Card (Accounting will need your I.D.number)

PETS - DOGS
PET CONTROL
Owners of pets must walk pets for toilet purposes in the median strip of Leisure World Boulevard. Sanctions for non-compliance are set forth in Section 3. Prohibited Uses and nuisances of the By-Laws of Mutual 14.
The regulations of Montgomery County concerning pet control are considered to be rules of the Mutual and hence enforceable in accordance with the Bylaws. In particular, note that the County rules prohibit “the depositing of excretory matter on private property,” which includes the common elements of the Mutual. If a pet accidentally violates that rule, the person responsible for the pet shall promptly remove and properly dispose of the droppings.

DRAIN TEST
Check Out Your Kitchen Drain!!!
Attention 1st Floor Residents: Please perform the following ‘test’ of your kitchen sink drainage in order to avert a flood:
- Fill the sink with water up to 1-1/2 “from the top.
- Remove the stopper and let it drain.
- If the water flows out quickly, all is well; your drain has ‘passed’ the test.
- BUT, if the water drains sluggishly, your drain may be clogging up and could cause a flood in your apartment. REPORT this at once our Mutual Assistant so that the drain can be checked and cleaned out by the plumber.

ELEVATOR PHONE
If the elevator should stop between floors or if the door fails to open, DON'T PANIC. Find the button maked "Phone". All you do is push that button and you will be connected to the Main Gate.

ENERGY CONSERVATION
When you go away for any length of time in the SUMMER, avoid wasting energy by taking these steps before leaving:
- Turn off your Air Conditioning
- Turn off circuit breaker to the Water Heater
- Unplug the TV set, Stereo, Radio, Toaster, or other unnecessary appliances.
You can conserve energy, even while you are at home.
- Close the front door, behind the storm doors.

EXTERIOR FAUCET
Winter
Water Valves OFF --- Exterior water valves should be turned OFF before Winter sets in.
- At the interior access panel, close the valve by turning the faucet handle to the RIGHT or clockwise.
- Now is also a good time to check all your other water valves. Make certain you know where they are and if they can be turned easily.
- It is especially important for you to locate and be able to turn off the main water faucet in your unit.
- The main valve is usually located near the hot water heater.
- To turn any valve OFF, turn the handle to the RIGHT, or clockwise.
SUMMER

- Now is a good time to check all your other water valves. Make certain you know where they are and if they can be turned easily.

- To turn any valve OFF , turn the handle to the RIGHT, or clockwise.

FILE OF LIFE
Do you have the “File of Life” information in a red vinyl case magnetically attached to the outside of your refrigerator? If 'yes', be sure you update the information on it whenever you visit your doctor and especially when new medications are prescribed.
What is the File of Life? This is an information sheet which contains your known medical problems, the current medications you are taking, your primary doctors, and family members or others to be notified in case of serious illness. This information is exceedingly important to an emergency crew or to a nurse when they are called in case of sudden illness. In times of confusion, your spouse or housemate might have difficulty supplying this information and you may be unresponsive. The rescue crew can, then, check your refrigerator door for your File of Life.
In the event you do not have the File of Life, check with the L. W. Medical Center for a packet. In order to easily, periodically update the information on this sheet, it is advised that you fill it in, in pencil.

FIRE SAFETY
Fire Safety & Your Dryer
Lint build up in your clothes dryer can catch on fire. Please read and heed the steps listed below.
- DO clean out the lint trap in the front of your dryer after EVERY dryer load. It is very important that you clean out the lint trap in your dryer after every dryer load. Also it would be useful to wash the filter with liquid soap periodically as softener residue can clog the screen.
It has come to our attention that some residents do not have, or do not use the dryerlint trap. This is a very, very dangerous practice. Gobs of damp lint can quickly and seriously clog the dryer ducts and cause a fire. If you have a broken trap or have mislaid your dryer trap, please contact PPD for a replacement.
We cannot emphasize enough how dangerous a problem this can be.
- DO NOT leave your dwelling while your dryer or your dishwasher is still running. It is best to turn the appliances off and resume their operation when you return.
- DO NOT install a bulb in any electric fixture which has a higher wattage than the wattage rating for that fixture as this can cause an electrical fire.

FOUNDATION PLANTINGS
Over the years, a great deal of money has been spent by the Leisure World Community, Mutual 14 and its residents to landscape and beautify the grounds surrounding our homes and apartment buildings. It is the responsibility of the Landscape Committee of Mutual 14 to maintain the trees, shrubs and other plants in the common areas of the Mutual. Planting by residents in the common areas is restricted.
Residents of the Plaza Homes and the first floors of the apartment buildings are permitted to plant in an area of four feet around their homes. The maintenance of such plantings in the area of four feet by past or present residents is the responsibility of the current residents of the units. This area should be mulched and kept weed-free. If it becomes necessary for the Board to employ a landscaper to remove unsightly weeds, the bill for this will be sent to the resident. You will be called about this in advance. Shrubs should be clipped so as not to scratch your aluminum siding. Keep them about a foot clear of the wall.
Your cooperation in abiding by the rules will help maintain the beauty of Mutual 14.

GARBAGE DISPOSAL
It doesn't all go down the drain! Please use your garbage disposal prudently to prevent clogs and 'back-ups'. Your garbage disposal can be used for most types of food waste, OTHER THAN hard materials (no Bones, Fruit Pits, Corncobs, Nut Shells, etc.) or fibrous materials (no Onion Skins, Celery, or other stringy materials).
Turn on the cold water, turn on the Disposal, and then place the garbage into the disposal. Let the water run for a full minute after you have turned the disposal off. (Running Hot Water into your Garbage Disposal does not help and can even be detrimental to its functioning.)
GREASE should NEVER be put into the Disposal. It should be poured into an empty can, placed in the refrigerator to solidify, and then discarded with the regular trash in a plastic bag.

MUTUAL RECORDS
Viewing the Mutual’s Records
The Condominium Act and the Mutual’s Bylaws provide that unit owners may examine or copy any and all records of the Mutual. Because of the increasing frequency of these requests, Leisure World of Maryland Corporation found it necessary to establish a policy requiring the Mutuals reimburse them for any and all expenses incurred because of such requests. The employee’s time spent researching, copying and assisting an owner in reviewing the records will be the services covered by the charges. In turn, the Mutual may pass these charges along to the owner requesting the information.
To that end, the BOD passed a resolution on March 2, 1995 as follows: “Be it resolved that any charges paid by Mutual 14 to the Leisure World of Maryland Corporation for expenses incurred in a request for review and for copies of records by a Mutual 14 Unit Owner will be billed to the Unit Owner making the request.”

PLUMBING
PROTECT YOUR NEIGHBOR BELOW
Scenario: The toilet tank sprang a leak. Water is flooding the floor. The toilet cut-off valve cannot be budged, even with a pair of pliers. Oh! What to do???
This disaster was recently encountered by a resident. Let's all take the following preventative measures to help avoid water damage to our apartments and to our downstairs neighbor's:
- Locate the water cut-off valves to the main water supply, toilets, bathroom sinks, kitchen sink, dishwasher, clothes washer, and water heater.
- Label each valve
- Check each valve periodically to be sure it is not "frozen". (See Water Valve Test, in this section.)
Once we know what each valve is used for, we should be in a better position to prevent both our home and that of our neighbor from flooding.

SMOKE ALARM
It is important that you DUST and CHECK your Smoke Alarm periodically. Please consider this as a reminder to take care of one of our most important safety devices.

SNOW EMERGENCY PARKING
“No Parking in Snow Emergency” locations.
The designated emergency areas are:
- The small parking area at the Leisure World Boulevard end of Buildings 16 & 17
- The parking area at the Leisure World Boulevard end of Building 11
- Three to four parking slots on Glade Drive across from the space between Buildings 12 and 13
- Two spaces on Glade Drive at the end of the parking area at Building 11.
These spaces have been designated as the areas where snow will be stacked after plowing. Any cars parked in these areas may be snowed in for the winter. Signs will be placed at the appropriate areas to remind our residents, but the residents must remind their guests and other non-residents to keep these areas clear.

STAIRWAY SAFETY
HOLD ON TO THE RAILING!!! when using the stairs. During wet weather, the moisture in the air can settle on the stairs causing them to become slippery.

WASHING MACHINE HOSES
If you washer hoses are 10 years old or older, they are liable to burst and cause a great deal of inconvenience and damage from flooding. Better be safe than sorry. Call PPD to inspect and replace any hoses that are in bad shape.

WATER VALVE TEST
Residents are urged to conduct a test on their water valve handles. To test the valves at the main shut off, under bathroom sinks, under toilets, and under the kitchen sink, all of which should be in the normal, "open" position do the following:
- Turn the handle to the right (clockwise) until it stops.
- Turn on the respective faucet and, if it does not drip, the valve is okay. If it does drip, notify our Property Manager
- Turn the valve handle back to the "open" position (counter-clockwise) until it stops and then give it a quarter turn to the right (clockwise).
- If you cannot do any of the above, call our Property Manager and she will arrange for repairs.

WATER HEATER LEAK CHECKUP
Please keep a sharp eye on your water heater. Especially check the pan under it for water. As soon as it shows signs of leaking, it is imperative that it be replaced immediately.
Here is a useful tip: Placed a small post-it note, with the words “Check Water Heater Pan” on it, near the clothes dryer switch (knob). Every time you turn on the dryer, you can see the post-it note, and check the water heater pan for signs of a leak.
